Lakeway and Bee Cave home market tilts further toward buyers as rates hit 7.4%
The Lakeway and Bee Cave housing market moved further toward buyers this fall. That's according to a new MLS comparison from Keller Williams Lake Travis agent Lori Wakefield, covering ZIP codes 78734 and 78738. She compared the 90 days ending Aug. 10 with the 90 days ending Oct. 28.
Closings fell from 310 to 250, and the median sale price slipped from about $884,000 to about $840,000. The median time to go under contract stretched from 32 to 47 days, and homes sold for a median of 94.2% of their original list price, down from 96%. Active listings rose from 414 to 468, and supply grew from about four months to roughly 5.6. Withdrawn or expired listings jumped from 160 to 229, so nearly half of the listings that ended in the latest window came off the market without selling.
Mortgage rates played a big part. Freddie Mac's 30-year average rose from 6.67% in mid-August to 7.4% in early and mid-October, then eased to 7.32% on Oct. 22. Wakefield estimates that adds about $330 a month in principal and interest on an $840,000 home with 20% down. Homes above $2 million are sitting the longest, with a median of 132 days on market for active listings. The $1 million to $1.5 million range is seeing the deepest discounts from original asking prices. Well-priced homes under $1 million are still selling in about six weeks.
