Austin’s housing market has shifted toward buyers in 2025, marking a sharp contrast to the strong seller’s market seen during the pandemic. Inventory has grown significantly, with supply now well above balanced levels. Active listings are higher than last year and far surpass pre-pandemic numbers, while median listing prices have dropped to around $499,000, improving affordability for many buyers.

This environment offers buyers more leverage, with homes staying on the market longer and more sellers reducing prices. Central areas in particular have seen notable gains in affordability, and even new construction is being offered at lower prices than existing homes in some cases. While Austin may not be the cheapest housing market, current conditions provide buyers with a rare chance to secure properties that were previously out of reach.
