Lakeway City Council approves Lakeway Town Center expansion

Lakeway City Council on Sept. 21 approved a planned-unit development for Lakeway Town Center, rezoning about 31 acres of private parcels along Lohmans Crossing, bounded by RM 620, Lohmans Spur, and Birrell. The land moved from C-1 office/retail and C-2 commercial to a PUD. Phases 1 and 2 are already built. The developer’s narrative says Phase 3 is aimed at businesses opening in mid-2028, and Phase 4 is being marketed for delivery in mid-2029. The plan calls for removing the Stow Away storage facility, linking the phases, and building new structures with 80% masonry.

Council approved the ordinance unanimously with extra conditions: an updated traffic study before the Phase 3 site plan, including whether turn lanes are needed on Lohmans Spur; two drive-throughs allowed by right in Phases 3 and 4, with the corner lot at Lohmans Spur and Lohmans Crossing needing a special-use permit; and a landscape buffer on a middle Phase 3 lot. A hotel or brewery would also need a special-use permit. Staff had described requests for taller buildings, up to 45 feet, and more impervious cover.
