Home sales across the Austin metro slowed sharply in September, according to Unlock MLS's latest Central Texas Housing Report. About 2,223 homes sold in the Austin-Round Rock-San Marcos area, down 14.8% from a year earlier, even as the median price edged up 1.4% to $421,000.

In Travis County, 1,031 homes sold, a 9.6% drop, while the median price rose 2.6% to $497,400. Inventory sits at 5.8 months, and homes closed at about 92.5% of their original asking price.

Unlock MLS researchers point to mortgage rates as the main drag, saying buyers are focused less on sticker price than on what it means for their monthly payment. Rentals are cooling too, with the county's median rent down 3.3% to $2,175.
